Draft tenancy contracts

All our tenancy contracts are Assured Shorthold Tenancy Agreements (AST) which are licensed and drafted by ARLA approved solicitors to protect both our renters and owners.

PropertyLoop provides tenants with access to essential draft agreements that reflect various tenancy and deposit options. These draft contracts help renters understand the terms they may be entering into before formally committing, offering clarity and transparency throughout the rental process.

  1. Draft Standard AST
This is a standard Assured Shorthold Tenancy (AST) agreement for renters who choose to pay a traditional deposit equivalent to five weeks’ rent. It outlines all standard terms and responsibilities between the tenant and landlord.

  2. Draft AST Using DRS (Deposit Replacement Service)
For tenants who opt for PropertyLoop’s approved Deposit Replacement Service (DRS), this draft AST is tailored to reflect the different financial arrangements. Instead of paying a lump sum deposit, tenants agree to a smaller, recurring fee in place of the traditional deposit. This provides a more flexible option while ensuring protections remain in place.

  3. Draft Guarantor Agreement
Renters who need a guarantor to support their tenancy can refer to this draft agreement. It outlines the responsibilities and legal obligations of the guarantor, ensuring that all parties are clear on their roles should the tenant be unable to meet their rental obligations.

These documents are available to download and review, giving tenants the opportunity to read through the terms in advance. While they serve as helpful references, it's always advised to consult with a legal professional or tenant advisor if you have any questions or need clarification before signing a legally binding tenancy agreement.
